Project Description:
Phase Two of the refurbishment at Browning & Picton Court focused on upgrading communal areas. The works combined essential fire safety and M&E improvements with bespoke design features to create a modern and high-quality environment for residents.
Internal:
- Removal of existing finishes throughout the communal areas including redundant lighting, electrical installations, wall coverings, and joinery, making good all affected surfaces
- Safe removal of AIB asbestos under controlled conditions as part of the strip-out process
- Supply and installation of 30 new FD30 flat entry fire doors to apartments and common areas, manufactured to meet latest fire safety regulations
- Fire stopping works and full compartmentation upgrades across service risers and communal spaces to meet Part B of building regulations
- Construction of fully fire-certified housings in every common area to support the compliant and safe installation of HIU units.
- Replacement of the existing communal boiler system with a new conventional boiler system, including associated M&E works
- Installation of a new fire alarm system with integrated emergency lighting, PIR sensors, and a full signage package to ensure resident safety
- Construction of an oak wall feature with bespoke joinery and installation of a new concierge desk to enhance the main entrance and reception area
- Installation of a bespoke ceiling system incorporating integrated LED lighting and downlight spot fixtures to provide modern, efficient illumination
- Supply and installation of new floor finishes including feature tiling, Egger carpet to corridors, and coir matting to entrances, followed by full internal redecoration throughout
