Project Description:
The refurbishment works at Aldwych House involved the removal and replacement of the existing timber decking to both the roof terrace and the ground floor communal terrace areas. The original timber system had deteriorated and no longer met current fire and safety requirements.
The project included structural inspection and strengthening of the existing deck and steel structure to the main roof, alongside the installation of a new non-combustible aluminium decking system. Associated works included upgrades to seating, screens and external lighting.
The works were designed to improve the structural loads and durability, safety and long-term performance of the external communal areas while maintaining the existing layout and improved functionality of the space.
External:
- Removal of existing timber decking systems to roof terrace and ground floor communal terrace, including disposal of all associated materials.
- Structural inspection and strengthening of existing deck build-up, including the full replacement of joists with new aluminium supa-joists.
- Design, supply and installation of new non-combustible aluminium decking system to both terrace areas.
- Installation of new support systems including joists, pedestals and structural framework to suit existing levels and layout.
- Localised asphalt repairs and liquid waterproofing beneath decking where required.
- Installation of new decking boards, trims and nosing’s to achieve compliant and slip-resistant finishes.
- Integration of decking lighting to terrace areas to improve safety and usability.
- Replacement of timber screens and elements with new Aluminium cladding to roof terrace.
- Works carried out to ramps, level changes and complex areas to ensure full compliance with access and safety requirements.
- Reinstatement of external furniture and communal terrace areas upon completion.
